Work with Market Place Architects and HOA Board of Directors as part of a design build team to formulate final construction renovation plans and specifications. Attend numerous meetings with Town of Breckenridge Planning & Building Departments, along with Red, White & Blue Fire Protection District to obtain all required approvals. Obtain multi competitive pricing from all subcontractors and suppliers for the various work scopes in the project. Regularly draft work / task schedules for the project; coordinate / review information regularly with the HOA designated representative.
The exterior renovation involves the demolition of all existing siding, trim, fascia and soffits. Replacing (141) existing windows and numerous sliding glass door units with new Sierra Pacific metal clad wood window and door units. Install (7) new windows. Installation of all re-siding products over Tyvek or bituthene protective barriers, including pre-finished: Certainteed cementious shingle siding and vented soffit materials, Cedar wood siding and Miratec composite trim and fascia materials, Corten rusty metal panels and moss rock stone veneer at some wall areas. Add architectural components including: (4) fabricated steel curved entry arbors and (25) fabricated steel curved chimney arbors and (8) moss rock stone columns. Replace all gutters and downspouts. Add a new heated concrete walkway, several un-heated asphalt walkways; add one engineered drywell. Replace all exterior light fixtures.
The interior lobby remodeling work includes the demolition of (5) old large hot tub rooms to increase lobby area, build (55) large owners closets, replace all interior light fixtures, upgrade the existing fire alarm and emergency lighting systems, add all new stained Alder trim in lobbies, new paint and replace all carpeting.
